We buy.
Build. Operate.

Built for long-term value.

Dragos Capital is a private investment firm focused on acquiring and actively operating commercial real estate and small-to-medium businesses.

Commercial real estate

We acquire and operate triple-net credit-tenant properties and self-storage facilities, with a focus on durable, long-term income in secondary markets.

Our approach

Operator mindset. Strategic capital. Lasting impact.

We take a hands-on approach, combining operational experience with disciplined capital to build strong businesses and communities. We don't hand off what we own to a management company. We run it, make decisions on the ground, and stay accountable for the outcome.

Meet the partners

Investment focus

If your business or property fits the box below, we can move quickly and quietly. If it doesn't, we'll tell you on the first call.

Deal size
$1–5MM enterprise value. We will look at larger deals alongside our capital partners.
Operating businesses
  • Established, profitable companies, whether the owner wants to exit, stay on, or roll equity
  • Recurring or repeat-revenue models with a loyal customer base
  • Essential services with demand that holds through a cycle, and a team that stays
Real estate
  • Triple-net (NNN) properties with credit tenants, including short remaining lease terms
  • Self-storage facilities, stabilized or lightly value-add
  • Commercial property attached to a business we're acquiring
Geography
East Coast states, plus Tennessee and Georgia. Home markets are Western New York and South Florida.
What we look for
Consistent cash flow, a second layer of management or a clear path to one, and customers who stay because of the service, not the owner's relationships alone.
What we pass on
Startups, turnarounds, franchises with restrictive resale terms, businesses that depend on a single customer, and anything that needs a lot of new capital before it earns.

How a sale with us works

  1. Intro callThirty minutes. You tell us about the business; we tell you whether it fits. No pitch deck required.
  2. Quiet reviewWe sign an NDA and review three years of financials. Your employees and customers don't hear about it from us.
  3. OfferA written letter of intent with price, structure, and timing in plain language. What we offer is what we close on.
  4. Close and transitionWe fund with our own capital and relationships, not a financing contingency we can't meet. You stay as long as the handoff needs.

What owners can expect from us

  • We keep the team. Buying a business means buying the people who make it work.
  • We keep the name, the customers, and the relationships you built.
  • We don't retrade. If something changes in diligence, we say so directly.
  • We operate. Decisions are made by owners who are on the ground, not a management company.
  • Confidentiality through the whole process, including if we don't do the deal.

Selected investments

A few of the businesses and properties we own and operate.

Commercial real estate

Net-lease retail portfolio

Multi-state portfolio of single-tenant retail properties leased to a national credit tenant. Acquired and asset-managed directly by the partners.

Operating business

Commercial services company

Facilities services business in Western New York, acquired from its founder. Team retained and grown under partner-led operations.

Sports and media

Professional sports league

Acquisition of a dormant league's intellectual property and franchises, relaunched with partner involvement across formation, media, sponsorship, and finance.

We also co-invest in operating businesses alongside founders and take board roles where we can help.

Leadership

Experienced operators. Aligned partners.

George, Keith, and Taylor built Dragos around one idea: buy businesses and real estate that generate cash, then operate them with the same discipline they brought to their own careers in finance, acquisitions, and operations. You deal with them directly from the first call to closing.

Keith Fields

Keith Fields

Managing Partner
Investments

Keith leads underwriting and holds the final risk review on every deal Dragos does. His career has been in pricing strategy, revenue management, and data analytics, evaluating acquisitions and improving the operating performance of businesses after the close. That background shapes how the firm buys: every number in a seller's package gets tested before an offer goes out, and every deal has a plan for the first year of ownership before it closes.

Keith is a Marine Corps veteran. His focus and his approach to execution reflect it.

George Tibil

George Tibil

Managing Partner
Capital & Strategy

George decides how Dragos structures its deals and its capital. His background is in banking and asset management, where he spent years underwriting risk and building financial strategy for institutions and their clients. At Dragos he sets the structure on every transaction, including how it is financed, how risk is shared, and how the business is capitalized after close, and he runs the firm's relationships with lenders and capital partners.

George's test for any investment is simple: it has to survive a bad year and still be worth owning in ten.

Taylor Gahagen

Taylor Gahagen

Managing Partner
Operations

Taylor runs operations across the Dragos portfolio and leads legal, negotiation, closing, and board governance on every transaction. He has taken multiple acquisitions through the full cycle, from underwriting through integration to exit.

Before Dragos he was one of five founding employees of a professional sports and entertainment ownership group, where he went on to hold executive roles. He also served as a senior investment analyst at a multi-billion-dollar family office, and held board and executive roles at operating companies from acquisition through significant growth and exit.

Taylor's job at Dragos is to make sure each business runs well without the partners in the room every day.
